SCOPE OF WORK:

The 
City of is seeking proposals from qualified Vendors to complete a Total Cost of Ownership (TCO) project.  The TCO project will document the direct and indirect costs of owning and maintaining City’s assets and help determine future Capital Improvement Program (CIP) projects and maintenance workplans, managed by the City’s Public Works Department. '

The TCO project will include the development of a Facility Condition Assessment, preparation of a 10-year Preventative Maintenance (PM) program, and implementation of a computerized maintenance management system


The City of is seeking proposals from qualified Vendors to complete a Total Cost of Ownership (TCO) project. The TCO project will document the direct and indirect costs of owning and maintaining City’s assets and help determine future Capital Improvement Program (CIP) projects and maintenance workplans, managed by the City’s Public Works Department. The TCO project will be phased over multiple fiscal years and include three Asset Types. The City’s fiscal year starts on July 1st and ends on June 30th. The TCO project will include: 1. Instead, proposals will be mailed to: Public Works Department c/o Russell Narahara 30111 Crown Valley Parkway, 2nd Floor Laguna Niguel, CA 92677. See Section 5 of the RFP for more details.
Miscellaneous:
The City desires a multi-year program to ensure staff can fully utilize the CMMS by focusing on one asset type per year. That said, qualified Vendors can propose an alternative approach to the TCO project based on their experience. The alternative approach can include not phasing the project over multiple fiscal years or completing alternative tasks than what is described in the Project Scope. If a Vendor decides to propose an alternative approach, the Vendor will submit two proposals, clearly identified with separate fee schedules, where one proposal addresses the City’s Project Scope and Project Deliverables and the second proposal includes the Vendor’s alternative approach.
