July 10, 2012 – Planning Commission Approves Second Major Residential Project in Gateway Specific Plan Area
The Laguna Niguel Planning Commission approved the second major residential project in the Gateway Specific Plan at their meeting on July 10, 2012. The Crown Apartments by Mill Creek Residential Trust includes 284-units on the former Mission Yamaha and Hilborn properties at the northeast corner of Crown Valley Parkway and Cabot Road. The project includes four stories of residential units over three levels of parking. A total of 32 studio, 161 one-bedroom and 91 two-bedroom units ranging in size from 600 to 1,453 square feet are proposed.
The project design includes a contemporary California style of architecture with a varying roof line, stepped elevation planes and warm earth tone colors. A variety of high-quality amenities including a pool/spa, fitness and club house rooms, b-b-q areas, and other features are included for the residents. The project will also construct needed street improvements to widen Crown Valley Parkway and Cabot Road and provide a multi-use riding/hiking trail adjacent to their property.
This is another significant project that, in conjunction with the Career Lofts project approved by the Planning Commission in June, will start the transformation of the Gateway area to a more pedestrian and transit-oriented urban village.
